Stallion habit 63 - I laughed, I cried, it became a part of me

What do you do to get you mind off the daily grind?

Sometimes I like to just take off and go watch a movie.

I like the movies that get me emotionally involved.

If I like the movie, the phrase that pops through my head is, "I laughed, I cried, it became a part of me."

If you can find a movie with those qualities, I guarantee you will forget about the cares of the world.

Sluff occasionally whatever you are doing and watch a good movie.

Have you ever had a thought pop into your mind that was inappropriate?

I am sure everyone has.

You can control though how many thoughts pop into your head by cutting the flow of trash into your mind.

Stallion habit 61 - Dejunk your life

The last time I moved, I swore I would never move again.

I hauled about 15 truck loads to the junk yard, and about 10 to the donation center.

There were probably ten more truck loads that we should have gotten rid of.

In Clutter's Last Stand, Don Aslett teaches you how to get rid of junk. One of the questions he asks you is "Have you used it in the last two years?" If you haven't, it might be time to donate it or get rid of it.

Although photos and stuff like that are important to keep, junk or clutter that are making your house smaller aren't.

Donating your junk is a great way to help people who are less fortunate.

When I get one of my homes back; invariably, the past renter will leave stuff behind that they don't want.

Some of this stuff is usable and can be donated. So I do.

Stallion habit 60 - Give to charity

I remember reading a saying that went like this, "Make all you can, give all you can, spend all you can."

After all, everything we receive in this life is a gift. We come into this life with nothing, and we leave with nothing.

I think it is important to give back. What type of legacy will you leave when you pass on?

I think there are so many charities today, that you really have to pick the ones you are going to support.

I don't think you should feel guilty if you have to tell some of them No, but give to the one you believe in, and it will come back to you tenfold.

There is a game I love to play that teaches me about cash flow. One of the ways you get ahead in the "rat race" is that you actually give to charity.

Once you give 10% of your income to charity, you get to roll two dice for three turns. In the game, as well as in real life, the money always comes back to you.

Stallion habit 59 - Take a nap

Do you ever get so burned out that you just want to take a nap?

Man, I love to take an afternoon nap. Sometimes I will sleep right on the floor so I don't overdo it.

Nothing better than getting your mind off things and relaxing.

My granddad Hart was a big believer in naps, and he lived well into his 90's.

In other countries, they shut things down in the afternoon for a siesta (nap).

I think learning how to relax can help you live a lot longer.

Stallion habit 58 - Protein right before you go to bed

Although, in an earlier blog, I said not to eat after 6 p.m. , the truth is that a small, lean, protein snack right before you go to bed will help you get a deeper sleep.

I have read some studies how it helps you actually slow down aging because you sleep so much better than if you load up on sugar right before bed.

Protein is what feeds your muscles. Sugar is what feeds your fat.

I usually drink a glass of milk with chocolate whey protein. You can experiment with different drinks at your local health food store.

Stallion habit 57 - Stressed out? Go exercise.

One of the best exercises I have found lately is Disc Golf. There is an 18 hole golf course at Freeman Park right here in Idaho Falls.

Usually, there is hardly anyone there.

On the course there are some nice hills to climb, and the scenary is gorgeous.

Just make sure you avoid throwing your disc in the water and in the trees.

I hardly ever do this. Ha, Ha.

It is amazing how walking around this course for an hour and throwing your disc relaxes you and gets rid of stress.

I hardly even think of it as exercise. It really gives you time to think.

If you would like to pick my brain on real estate while we play disc golf, I can share some wonderful experiences.

Stallion habit 56 - Try something new

Are you one of those people who always go to the restaurant and order the same old, same old?

When I go to the restaurant, I look for something that I have never tried before.

Today I went to Chili's with my wife and two youngest boys, and tried the Philly cheese steak sandwich.

Holy crap, Batman, it was good!!!!!

If you can believe it, the first time I even tried a Philly cheese steak was when I was 40.

Although I have eaten some really strange stuff like tripa, raw octopus, and some other gross South American dishes, I can always say that at least I tried something new.

So if you want to take me to lunch and talk about real estate, make sure I try something I have never tried before.

Stallion habit 55 - Be grateful

Are you grateful for what you have?

It seems like in today's world that we all are trying to get a bigger and faster dollar.

You can become a workaholic to the point that you hardly know your family.

You should be grateful for the things that really matter, like family.

Cars and homes wear out, but if you need a home, I would love to sell you one because you have to live somewhere.
Even some friendships don't last.
Who were your group of friends in high school? Do you hang out with them any more? If you do, you are rare. At one time in my life, I would have thought they were more important than my family.

Be grateful for your family, hopefully they will be there for you during good and bad times.

Stallion habit 54 - Be decisive

Are you the type of person who can't make a decision?

Making good decisions is something that takes time to develop.

Sometimes when I am showing houses, it is really hard for people to make a decision.

Some homes scream, "I'm it; buy me!" Others are not what what people want, but they are all they can afford.

I can't tell you how many times I have had someone call me after a couple of days of thought saying, "Let's make an offer on that home you showed me a few days back."

Then we find out that someone else has already made an accepted offer. This has happened to me almost every week that I have practiced real estate.

So if you see something on the MLS that you want to see, call me immediately. If you like it, let's write an offer immediately.

You snooze; you lose is really true in real estate. Let's write an offer before it's too late.

Stallion habit 53 - New Year's resolutions

One thing I actually love to do is set New Year's resolutions.

I have heard that they don't work, but I disagree.

Having a goal is better than having no goal at all.

Thoughts become things, and they will if you simply write them down.

I like to get out my goals at the end of the year and see how many I accomplished.

I am always amazed at how many come true. I guess you don't have to wait for the New Year to try this, so decide on paper what you want to accomplish over the next 12 months.

Stallion habit 52 - The healthy snack

Although I would personally rather eat chocolate chip, oatmeal cookies for snacks, I realize that forcing myself to eat something healthy two or three times a day can really improve my health quickly.

Mostly when I snack, I want to take the edge off my hunger until I can eat a pretty healthy meal.

Some snack ideas that work for me are a handful of almonds, peanut butter on wheat bread, a protein drink, or an apple. I think you get the idea.

Being prepared for when you are hungry is the other 50% of the battle. This will keep you from filling up with junk. So stock your surroundings with healthy snacks.

Stallion habit 51 - Good, Better, and Best.

I once heard a speaker talk about all the choices we have.

He said that there are "Good, Better, and Best" things we can be doing.

You could actually compare this to almost anything in your life.

Some people just walk for exercise and get so-so results. Some people hit it hard for an hour at the gym and get a little better results. Some people put it all together and maximize their diet and exercise in the most time efficient manner possible. They look and feel the best they possibly can.

What things can be better in your life? Are you the best you can be at whatever you are trying to be?

Stallion habit number 50 - I make money, I make money, I make money

Cris Wilson is by far my favorite teacher for Nouveau Riche, which is a real estate college. I can hook you up if you want to attend it, by the way.

He has a very simple business philosophy. It is, "I make money, I make money, and I make money."

Some people will jump into a negative cash flow situation. Negative cash flow is quite simply, your payment is $1000 and you e.g. are renting this out for $900.
This violates one of Cris Wilson's three rules, and that is that "He makes money."
You should make money when you buy it, when you own it, and when you sell it.
Hence, I make money (now), I make money (while you hold the investment), and I make money (when you sell).

So if you don't make money, why even do the deal?

Stallion habit 49 - You dictate your schedule

Have you ever had one of those days where you run around with your head cut off and get nothing done? I have.

When I started out selling real estate, I would literally just drop what I was doing and hurry and do whatever it was I had to do.

However, as I get older, I realize how important it is to screen what you have to do and how serious people are.

I will drop whatever I am doing to help you if you are serious.

I think there is a balance though. You shouldn't miss your kid's football game just because someone calls you the last second before it starts and wants to go look at a home.

Hopefully, you can dictate your schedule so you can see your kid's event and still get some work done. This way you can make everyone happy. You might have to push the appointment back a couple of hours, however.

Be honest. Most people will understand.

Stallion habit 48 - Get a "Why"

What is your "Why?" In other words, what motivates you to do things?

I have seven kids and a wife. This has kept me motivated every day, just trying to figure out how the heck I am going to clothe, feed, and house them all.

I also think you should have a long term "Why" also.

Do you want to work every day of your life until you die, or are you going to try and create something that will pay you into your golden years?

Stallion habit 47 - Find out who the expert is, and learn from them

Have you ever bounced one of your business ideas off of someone who is a good friend, but has never ever done a business deal of their own?

Why would you take advice from this person?

Have you noticed that these same people tend to put down whatever it is your are trying to do without even getting any of the details or doing any research for themselves?

Someone once compared this to a bucket of crabs. When one almost gets out of the bucket, the ones down in the bucket will pull them back down so none of them get out.

Stallion habit 46 - Do something once and get paid over and over

One of the best investments I have ever made was buying a trailer park. My wife groaned, but I kept telling her to look at the numbers.

The paperwork on this deal took about 45 minutes total. I now have the park paid off and net $2000 every month.

I spend about five minutes on the phone with my property manager every year. He pays all the bills, rents the spaces, and does everything for me.

What can you do once, and get paid for it over and over again?

Stallion habit 45 - Other people's "Whatever"

You have probably heard about other people's time, talent, and money, but what about other people's "Whatever? "

Teaming up with someone who is smarter than you is something all of us should do more of.

When I first started out in real estate, I would write up the deal, and then never pay attention if the person was getting financing.

After two deals fell through in a row, I decided that I needed to get involved with their banker, or let them use mine.
Finding someone who is an expert at what you lack is really smart. They can really bless your life. You just need to figure out how other people's "Whatever" can benefit you and the person who is helping you.

I love watching sports duo's that work well together. One of the best duo's of all time was John Stockton and Karl Malone.

Stallion habit 44 - Don't dwell on the past

If you want to see a hilarious movie, rent Napoleon Dynamite.

In the movie, Napoleon's uncle Rico talks about his high school glory days. If the coach would have just put him in in the 4th quarter of the State Championship game, they would have won.

I had a similar experience in high school basketball. We were ranked number one in the state and had a really good team. We would beat teams by sometimes 30 points and were undefeated for 11 straight games.

Then we went to Districts and lost two games in a row and the season was over.

I'm not bitter though. . . .really . . . . I'm not. I mean it happened over 22 years ago, so that is the past, right?

Of course, I am kidding, but I am sure you know of someone who is always talking about what they did 20 years ago. What are you doing in the present?

Stallion habit 43 - Give service

One of the things that Scouting taught me as a little kid was to give service. In fact, the last three ranks towards Eagle Scout require you to give quite a bit of service.

As a Star and Life Scout you can be a follower, but as an Eagle, you become the leader, run the service project, and get other people involved.

The other day I got a flat tire on the road. We walked about a half a mile to ask a farmer for a lug wrench since we didn't have one. He dropped what he was doing to help us.

I offered to send him a gift certificate multiple times, but he wouldn't give us his address. He said that he had been helped plenty of times, and this was his way of giving back. He was paying it forward so to speak, and I need to do the same for someone else in a similar situation.

Stallion habit number 42 - Don't quit your day job.

I am sometimes amazed at how flakey people can be. They hear some wonderful presentation on how they can make money, and the first thing they do is run out and quit their day job.

Although some will argue with you that this is what you need to do to become really motivated, I would say, you still have a certain level of bills to pay, so you'd better test the waters first on a part-time basis. Get something going before you run out and quit your job.

How can you expect to build anything for the future if you are constantly quiting something and going on to the next bigger thing?
Besides, if I am going to get you a loan a home, how do you think you are going to get financing?

Stallion habit number 41 - Think out of the box

In real estate, sometimes you have to think outside of the box.

Instead of saying, "I can't do the deal." You need to ask yourself, "How can I do the deal?"

Can you get creative with financing? Do you have money that you haven't thought about. Can you borrow money from somewhere?

I always hear it takes money to make money, but the truth is that it doesn't have to be your money.

Stallion habit number 40 - Cognitive reconstruction

What the heck it cognitive reconstruction? It is simply changing the way you think.

Do you have negative thought patterns that you go through in your mind over and over again? Thought patterns can be a learned behavior. Somewhere you have given time to these negative thought patterns until they control the stage in your mind.

So how do you break these habits? Putting something new on the stage every time something negative gets put on it, is the way to do it.

This is where you want to put postive things or visuals into your mind.

You may not be able to control the initial thought, but you can control how long your mind entertains it.

Getting your mind to where it needs to be takes years of practice.

Stallion habit number 39 - Make a difference with what you can control.

Do you ever stress over things that you can't control, like gas prices, etc. ? Having something like that change on you can be very stressful, but it doesn't have to be.

You may not be able to control rising gas prices since your are at the mercy of the gas station, but you CAN control how much you drive your car or how much gas you buy.
You can also control how much you earn, so that you can afford it.

As the song says, "Don't worry be happy." Quit worrying about things that are out of your control.

Stallion habit number 38 - Get rid of time wasters

Do you have a person in your life that calls you right smack dab in the middle of the day, then wants to talk for 20 to 40 minutes while you are trying to get a project done?

Trying not to offend them and getting your schedule more productive is a real trick sometimes.

Can you have them call you back at a certain time of day when you have less to do? Can you cut the length of the call?

You may want to let the call go to voicemail since you know that if you pick it up, it will be a 40 minute call. Then you can call back when you have more time to talk.

Stallion habit number 37 - Control your tongue

A person who is able to control his tongue is more powerful than someone who rules a city.

How can you control what you say? I think it takes years of practice.

When I worked at Sam's club, instead of saying, " We have a problem," management would say, "We have an opportunity."

Changing one simple word is controlling your tongue. What people think of you and how well you're received is determined by what comes out of your mouth.

I think it is important to be clean in speech and very professional in every thing you say. Try to be an optimist instead of a pessimist. No one likes someone who is constantly negative or beating himself and other people around him up verbally.

Stallion habit number 36 - Build a team of professionals

Becoming a millionaire is a team effort. Anyone who says that he is a self-made millionaire is probably lying.

What about the banker, lawyer, accountant, realtor, mentor, partner, etc., etc.

The first member I would get on your team is a banker who you can trust to give you advice on everything you do financially.

Stallion habit number 35 - Success is a choice

I once came into contact with an investor whose voice mail said, "Success is a choice."

I thought that was great.

Although, I think success is a bunch of good choices made over and over.

Getting into good decision making patterns is a habit that can pay big dividends as you get older.

Decide today that you are going to make one successful decision after another.
Rick Pitino, a successful college basketball coach, wrote an entire book on the subject.

Stallion habit number 34 - Watch your morning weight

One habit that I have done on a regular basis is weigh myself in the morning. This is when you are at your lightest weight, since you are probably dehydrated from sleeping all night.

Although, I have heard some people say you shouldn't look at the scale.
How you look in the mirror and how your pants fits fit are also important.
Muscle weighs more than fat and takes up 1/6 the space, so that is something to consider if you are constantly working out.

Lying on the bed for extra help to get your pants on is a sign that you aren't watching your weight.

Everyone fluctuates in weight, but keeping daily tabs on it is a way to keep yourself from getting out of control.


Stallion habit number 33 - Learn from both good and bad examples

Have you ever seen one of your friends take a wrong turn? Have you ever made some of the same mistakes, only to have the same results?

A wise person will look at their friend's life and learn from their bad example without going through the same misery that the bad example brought on themselves.

Unfortunately, or fortunately, all decisions have consequences.

Who in your life has been a good example to you? Hopefully, you will try to be just like that example--to receive some of the same rewards they have received.


Stallion habit number 32 - Be stable

Working at a welfare office for part of my life has taught me a few life lessons.

It seems that people on welfare move a lot.

Sometimes these people move 20 times in a two year period of time.

My question is how can you build anything long term if you are like a leaf in the wind blowing wherever the wind takes you?

Being stable and having an established residence seems to be one of the ways you can accumulate wealth. In SE Idaho, homes double in value about every 10 years with our current appreciation rate.

Stallion habit number 31 - Pick better food choices

Today I was sitting in Walmart waiting for the bank to open when I discovered a new book that talks about food choices.

It has quite a few examples, with pictures. "Instead of choosing this. . . . . choose this.

It breaks down the meals into fat grams and calories saved.

Every meal, you need to ask yourself: How can I shave calories from this meal?
Could I order something healthier that will fill me up?

Stallion habit number 30 - Don't get too leveraged

I have had a lot of real estate education. One thing they teach you is: to find out how many loans you qualify for and then go borrow the max.

Last fall I bought 6 single family homes for people with less than perfect credit.

What I have learned from this is people pay their rent when times are good, but when things get bad, you have to float payments while you evict them.

Some tenants really don't care what happens to the carpet or the home, and so you have to dump more money into the property to get it into shape to sell or rent again.

Don't always borrow the max!!!!! You should ask yourself, "What is the worst case scenario?" Having a healthy reserve to cover these emergencies is a great idea.

Stallion habit 29 - Do it.

One thing I like to do is pick a time of day that I am going to get as many things done as possible, and then just do one after another. Usually the afternoon between 4 and 6 p.m. seems to be a good time to call people.

Call before 5 p.m. if they are a business. Call after 5 p.m. if they are just getting off work.

Call me during these hours to go look at homes. I have sold more homes in these two hours than the rest of the day combined.

Stallion habit 28 - Get ready for the opportunity

When I bought my trailer park, I put $10,000 down earnest money and told them I would have financing within 60 days.

Being a realtor/broker, I though--no problem. Ten banks later, I was starting to sweat that I was going to lose my $10,000.

Thankfully, I was able to refinance my home and get the owner to carry the rest of the loan for three years.

The moral of the story: I should have know what I could do financially before I made an offer I just about failed at. Call my banker KC at 208-406-3834 to find out what you can do financially.

Stallion habit 27 - Study money making opportunities

I have always been fascinated with trying to earn a better living for my family. I think everyone should have multiple streams of income.

I have tried commodities, stocks, real estate, buying silver and gold, investing in movies, surfing the net for money, MLM, Internet marketing, and more.

I am always looking for a better way to earn money.

No one wants to be broke when they are too old to work. You should figure out how to create a new income stream today.

Stallion habit 26 - Use your TV time to be productive

I like to watch TV as much as the next guy. I remember as a little kid watching TV all day and thinking at the end of the day that I had done absolutely nothing that day.

As I get older, I watch TV occasionally, but I often try to do two things at once so it isn't a total a waste of time.

Using your TV time to do some exercises can be beneficial to your health. So put some weights in your front room and use your time wisely.

Stallion habit number 25 - Cut the Salt

I love salt. I used to put it on my mashed potatoes like crazy. Then I started having high blood pressure, so one of my New Year's resolutions was not to add salt to anything.

It seems like food has enough salt in it already, so you don't really need to add any more.

Our bodies need some salt, but I think we tend to overdose.

Of course, the saltier something is, the more you like to drink something to wash it down, until you can trap your body into over-eating.

Nine months after cutting salt, my blood pressure is fine. So cut the salt, and you will notice that your taste buds will work a lot better. Also, salt is a trigger food which causes me to overeat.

Stallion habit number 24 - The morning workout

Although I have no problem getting up in the morning, working out in the morning only sounds like a good idea after 've done it.

When you wake up, you are in a fasted state. You should drink a tall glass of water and then workout.

Some people say you can burn fat faster by working out before you eat.

Convincing yourself to workout in the morning is the hardest part.
