Stallion habit number 30 - Don't get too leveraged

I have had a lot of real estate education. One thing they teach you is: to find out how many loans you qualify for and then go borrow the max.

Last fall I bought 6 single family homes for people with less than perfect credit.

What I have learned from this is people pay their rent when times are good, but when things get bad, you have to float payments while you evict them.

Some tenants really don't care what happens to the carpet or the home, and so you have to dump more money into the property to get it into shape to sell or rent again.

Don't always borrow the max!!!!! You should ask yourself, "What is the worst case scenario?" Having a healthy reserve to cover these emergencies is a great idea.
